Commercial & HOA irrigation winterization
Scheduled, documented winterization for HOA common areas, office parks and multi-controller commercial sites across the Triangle. Local, licensed and insured, with a written record of every zone.
Commercial irrigation winterization, scheduled and documented
Commercial irrigation winterization is the same physics as a residential blow-out and an entirely different job to run. A property with six controllers, four points of connection and eight hundred heads cannot be cleared by working through it and hoping nothing was missed — it needs a plan, a schedule and a record.
Most of the risk on a commercial site is organisational rather than technical. Zones get missed because nobody had a full map. Assemblies in a locked mechanical room stay full because the contractor could not get access on the day. A section of the property that was re-landscaped last spring is on a controller that was never handed over. All of those turn into spring failures that surface as flooded turf beside a car park or a soaked walkway, and the person explaining it to a board is you. We work from a documented zone list, confirm access before the day, and hand back a written record of what was cleared, what was drained and anything we found on the way. For boards and property managers that record matters as much as the work, because it is what turns an unexpected March repair into a documented, defensible sequence of events.
We handle commercial and HOA irrigation winterization in Cary, Raleigh, Apex, Morrisville, Holly Springs, Fuquay-Varina and throughout Wake County — part of our winterization and spring startup service.

What commercial winterization covers
Diagnosed right and fixed with genuine Hunter, Rain Bird & Toro parts.
Full zone inventory first
We build or confirm a zone list before the visit so nothing gets cleared by memory. On sites that have grown in phases this is usually where the surprises are.
Multiple points of connection
Large properties rarely have one supply. Each POC and each backflow assembly gets isolated and drained in turn rather than assuming the whole site came off one valve.
Access arranged in advance
Mechanical rooms, gated areas and locked controller cabinets get confirmed before the day, because a return trip in December is a return trip you pay for.
Common areas and streetscape
Entrance features, medians and streetscape planting sit on their own zones and are the easiest to overlook. They are also the most visible when they fail in spring.
Every controller shut down properly
Each controller is set so it cannot fire during a January thaw, and we note the programs so spring startup does not begin from a blank clock.
A written record on completion
You get a per-zone record of what was cleared and drained, plus anything we flagged. It is the document a board asks for when a question comes up in April.
Signs your site needs a managed winterization
- More than one controller or more than one point of connection
- Areas added or re-landscaped since the system was installed
- Assemblies or controllers behind locked doors or gates
- Last spring turned up damage nobody could account for
- A board or owner who wants the work documented
How the work happens, step by step
No mystery, no runaround — here’s the order we work in.
Walk and inventory
We walk the property, confirm the controllers, POCs and zone counts, and identify anything that needs access arranged. On a new site this happens before the schedule is set.
Schedule and confirm access
The visit is booked against the forecast with enough margin before the first hard freeze, and access is confirmed with whoever holds the keys.
Clear systematically
Each POC is isolated, each assembly drained, and every zone cleared in a documented order so nothing is skipped and nothing is done twice.
Report and plan spring
You receive the written record, plus a note of anything that should be repaired over the winter rather than discovered in April.

What our Triangle neighbors say
Why property managers choose us
Documentation as standard
Every commercial winterization comes with a per-zone record. It is not an extra and it is not a summary email — it is the paperwork your board will ask for.
Owner-involved on site
Adam is on commercial jobs, not just quoting them. On a property this size the value of that is decisions made on the spot instead of a callback tomorrow.
Repeat scheduling that works
We hold your site details year to year, so the second autumn is a confirmation rather than a survey. Upfront pricing, guaranteed work, 12-month workmanship warranty.

Commercial irrigation winterization FAQ
How far ahead should a commercial site book?
Earlier than a house. Large properties take longer, often need access arranged, and the window before the first hard freeze is finite. Booking in September or early October means you get a date that suits the site rather than whatever is left.
Do you provide documentation for our board?
Yes. Every commercial winterization includes a per-zone written record of what was cleared and drained, along with anything we flagged for repair. It is included, not an add-on.
What happens if a zone was missed and something breaks?
That is exactly what the zone inventory and the written record exist to prevent. If we cleared it and it failed, our workmanship warranty covers our work — and the record makes it clear what was and was not done.
Can you work around our access restrictions?
Usually, if we know in advance. Locked mechanical rooms, gated sections and controller cabinets are all normal on commercial sites; the only real problem is finding out about them on the morning of the visit.
Do you cover HOA common areas as well as commercial property?
Yes. Common areas, entrance features, medians and streetscape planting are a routine part of this work, and they are usually the zones most likely to be overlooked.
