Trusted French drains in Holly Springs, NC

French drains intercept groundwater and redirect surface water so your lawn, foundation, and crawlspace stay dry instead of soaking in it. Cary Sprinklers is Holly Springs’s local team for yard drainage — insured, and backed by a 12-month workmanship warranty. Call or text 919-341-9644 and we’ll figure out where the water is coming from before we ever dig.

Holly Springs drains differently than older Triangle towns. Most of the housing here is newer — 12 Oaks, Holly Glen, and similar communities were built on tight Wake County clay, then topped with fresh sod that never gets a chance to root into soil that sheds water sideways instead of soaking it up. Homes around Bass Lake and Sunset Lake handle more surface water than most, and builder grading that looked fine at closing settles within a few seasons, sending runoff back toward the slab. That combination is why standing water shows up in yards that are only five or ten years old. French drains built with proper slope and a real discharge point are how we get that water moving away from the house for good.

We serve homeowners throughout Holly Springs — including 12 Oaks, Sunset Ridge, Holly Glen, and the Bass Lake area — and the surrounding Wake County area, and we’ve handled French drains across the town for over a decade.

The most common call we get in Holly Springs: a home in 12 Oaks or Holly Glen, three to seven years old, with a soggy strip along the back foundation where the builder’s grading settled. The sod never rooted, the clay underneath is saturated, and water is quietly pushing against the slab. A French drain with a corrected 5% slope away from the house fixes it in a day or two.

Common French drain problems we fix in Holly Springs

Big or small, we fix it right the first time with genuine Hunter, Rain Bird & Toro parts.

Standing water in the yard

Low spots that hold water for days after rain because the clay underneath won’t absorb it. We intercept the water and route it to a proper discharge point.

Wet crawlspace or damp foundation

Water saturating the soil against the house pushes hydrostatic pressure through block and slab. A French drain along the trouble side relieves that pressure before it becomes a structural bill.

Soggy sod that never establishes

Fresh sod over tight clay stays waterlogged, roots shallow, and dies in patches. Drainage lets the root zone dry between rains so the lawn can actually take hold.

Downspouts dumping at the foundation

Builder-installed downspouts often discharge right at the slab. We bury downspout lines and carry roof water well away from the house.

Runoff from neighboring lots

Newer subdivisions stack homes close, and settled grading sends a neighbor’s runoff across your yard. Catch basins and interceptor drains cut it off at the property line.

Erosion and washed-out beds

Concentrated surface water carves channels through mulch and turf. We capture the flow upstream and move it underground instead.

Who needs French drains in Holly Springs?

Our drainage customers in Holly Springs range from brand-new homeowners to folks who’ve watched the same puddle grow for ten years. Here’s who calls us most.

New-construction homeowners

Owners in 12 Oaks and Holly Glen whose builder grading has settled and whose sod sits on compacted clay. They’re usually calling within the first few years, once the second wet winter proves the problem isn’t going away.

Lake-area homeowners

Families near Bass Lake and Sunset Lake dealing with more surface water than the rest of town. They typically need catch basins and interceptor drains, not just a single trench.

Crawlspace and foundation worriers

Homeowners who’ve smelled the musty crawlspace or seen dampness on the slab. For them the French drain is cheap insurance against a much more expensive foundation repair.

Lawn perfectionists

People who’ve re-sodded the same low spot twice in Sunset Ridge and are done guessing. Drainage fixes the root cause so the next round of sod actually survives.

Signs you need French drains in Holly Springs

If you notice any of these, it’s time for a look:

  • Water pooling in the yard 24+ hours after rain
  • Musty smell or moisture in the crawlspace
  • Squishy turf along the foundation
  • Mulch or soil washing out of beds
  • Sod dying in the same low spots every year
  • Water stains or dampness on the garage slab

Why Holly Springs’s clay and new construction create French drains work

Holly Springs isn’t like the rest of the Triangle, and we work to what makes it different.

What Holly Springs homeowners should know

  • Tight clay, slow absorption: Wake County clay takes on water slowly, so rain saturates below the surface, pools in low spots, and pushes hydrostatic pressure against foundations. French drains give that trapped water a gravity path out.
  • Builder grading settles: In newer Holly Springs communities like 12 Oaks and Holly Glen, the original grading compacts and settles within a few years. We re-establish the 5% slope away from the foundation and pair it with drainage where regrading alone won’t cut it.
  • Lake-area surface water: Yards near Bass Lake and Sunset Lake manage more runoff than most of town. Catch basins and buried downspout lines tied into a French drain keep that water off the lawn and away from the crawlspace.
  • Is it really a drainage problem?: Because we’re an irrigation company too, we check whether that wet spot is actually a leaking irrigation line before recommending a trench. In a town where most homes have sprinkler systems, that check saves people real money.

I’m so glad I found Cary Sprinklers! Adam, the owner, is incredibly friendly, honest, and straightforward. He found several problems with our sprinkler system and was able to fix them for a very reasonable price. We had other companies come out who tried to upsell us on repairs costing thousands of dollars, so the difference was unbelievable. I have some experience in this field myself, so I know how to evaluate vendors and recognize when someone is being honest and when they’re simply trying to sell you more work. Adam was clearly focused on actually solving the problems rather than taking advantage of us. He saved us a tremendous amount of money, and we really appreciate it. Thank you so much, Adam, for your honesty, professionalism, and excellent work. Highly recommended!

This is the second time we have used Cary Sprinklers, and both times involved dirty digging and repairing complex leaks. The first was an underground valve leak and they put the dirt and our sod back as if it was their own home. The site around our second job by our backflow was also filled in nicely. Adam the owner, Matt the estimator, and Colby the irrigation magician were all great to work with. We think our irrigation in our box came apart when TOC main busted and the extreme pressure of 200+ psi was too much. Matt did a thorough job looking at our issue, answering all my questions about the possible TOC main break playing a part, and giving quote for the time he felt it would take. Keep in mind, this is the type of small business where you need to be flexible on the time of arrival since prior jobs may put them behind. With this said, the crew will spend all the time needed to repair the issue you have at your home and not rush to make things just good enough. They want to make sure the repair is done to your satisfaction. I texted Adam several times and he had a prompt response time. He was also prompt via email with a post work invoice question. We recommend supporting Cary Sprinklers for the reasons above and because this is a small business growing roots in our community.

Adam and Gerald showed up right on time and kept me updated with texts the night before and the day of with their ETA. I needed a new zone added for part of the yard that wasn’t getting enough water anymore, and they did a great job. Fair pricing, excellent communication, and very professional — I’m really happy with the result.

5 stars — Highly recommend Cary Sprinklers! We hired Cary Sprinklers to expand our existing irrigation system by extending one zone and adding a completely new zone. From the beginning, they were professional, knowledgeable, and very easy to work with. What really impressed us was the equipment and efficiency. They used a Toro Dingo to trench the new lines, which allowed them to get the work done quickly and professionally while keeping the disruption to our yard to a minimum. The crew clearly knew what they were doing, and the installation was done right. Adam took the time to explain what we needed and why, and the communication throughout the project was excellent. The new zones give us much better coverage of the property, and everything is working exactly as it should. We couldn’t be happier with the finished system. The whole process was smooth, and the work exceeded our expectations. We would definitely use Cary Sprinklers again.

Cary Sprinklers is amazing. Adam is professional, capable, and wonderful to do business with. We called him because we had trouble with our timer app and controller. It wasn’t a brand that he usually works with, but he figured it out and fixed it anyway. Additionally, his team did an amazing job removing this massive root to get a broken sprinkler out of the ground and replace it and even under budget! I’ve done business with a few sprinkler companies in my lifetime, and these guys are the best!! They are honest, reliable, and very detail oriented. You will not be sorry if you call Cary Sprinklers.

How our French drain process works

No mystery, no runaround — here’s the order we work in.

Evaluate the water

We walk the property, read how water moves across your lot and soil, and confirm the problem isn’t a leaking irrigation line masquerading as a drainage issue.

Plan slope and discharge

Every drain needs gravity on its side. We map the trench route, set the fall, and pick a discharge point that carries water well away from the house.

Trench and install

We trench 12–24 inches, lay perforated pipe wrapped in gravel and filter fabric, and tie in downspout lines or catch basins where the plan calls for them.

Restore and verify

We backfill, restore the surface, and confirm water is moving to the outlet. You get a system that works with the first storm, not a promise.

What sets a professional French drain team apart in Holly Springs

Anyone with a trencher can bury pipe. What separates a professional French drain team in Holly Springs is the diagnosis: reading how water moves through tight clay, planning slope so gravity does the work, and choosing a discharge point that doesn’t just move the problem to another corner of the yard. We use real perforated pipe, washed gravel, and filter fabric — not the corrugated big-box kits that silt shut in two seasons. Adam stays close to every job, and the same local team that quotes your project builds it. Everything is backed by a 100% satisfaction guarantee and a 12-month workmanship warranty.

How long does French drain work take in Holly Springs?

Most residential drain installs in Holly Springs take 1–2 days from first shovel to final grade. Bigger projects that combine drainage with buried downspout lines, catch basins, and regrading can run a bit longer, and we’ll tell you up front. The best time to schedule is before the wet season — fall and winter rains are when Holly Springs clay shows its worst behavior, and calendars fill fast once yards start flooding. Digging in drier months also means cleaner trenches and easier lawn restoration. If water is already reaching your crawlspace or foundation, don’t wait for a season — call now.

How much do French drains cost in Holly Springs?

French drains cost depends on scope: trench length, depth, how far the discharge has to run, and whether we’re tying in downspout lines, catch basins, or regrading. We price the whole job up front — no surprise change orders once the trench is open. A short interceptor drain is a very different project than a full-perimeter system near Bass Lake, so we quote after walking your yard, not over the phone. The estimate is free and there’s no pressure attached to it. Call or text 919-341-9644 and we’ll take a look.

How to choose a French drain company in Holly Springs

Choosing a yard drainage company in Holly Springs comes down to a few direct questions. Ask where the water will discharge — if they can’t point to a specific outlet, keep looking. Ask what pipe and fabric they use, since corrugated pipe without filter fabric clogs with clay fines fast. Ask whether they’ll check your irrigation system first, because a cracked lateral line looks exactly like a drainage problem. And ask about the warranty in writing — ours is 12 months on workmanship, from a local, fully insured company that’s been in the Triangle for over a decade.

Serving Holly Springs neighborhoods

We install French drains all over Holly Springs, and the neighborhoods each have their own version of the problem. In 12 Oaks and Holly Glen it’s newer homes on tight clay where settled builder grading sends water back toward the foundation. Around Bass Lake and Sunset Lake, yards take on more surface water and usually need catch basins and buried downspout lines working together with the drain. Sunset Ridge lots have had more time to settle, so there it’s often about correcting slope and giving decades of accumulated runoff a proper outlet. Everything we do locally — every service, plus Holly Springs water rules and neighborhoods — is collected on our Holly Springs, NC page.

What makes Holly Springs different for yard drainage is how new the ground is. Most Triangle drainage work involves mature yards; here the clay was compacted by construction traffic within the last decade and then covered in sod, so it sheds water like pavement. That means problems show up fast — but it also means French drains near you can be planned cleanly, before mature trees and hardscape complicate the route.

If the soggy spot only shows up when the sprinklers run, the water may be coming from the system, not the sky — see our irrigation repair in Holly Springs page. For every drainage solution, start at the drainage & French drains hub.

Some jobs deserve their own deep dive — see our pages on French drain installation, yard drainage, grading correction for the full detail on how we handle each across Holly Springs.

Why Holly Springs chooses us for French drains

01

We diagnose before we dig

As an irrigation company, we check whether your ‘drainage problem’ is actually a leaking sprinkler line first. Nobody else in the drainage business starts there, and it regularly saves customers a trench they didn’t need.

02

Built for Holly Springs clay

Ten-plus years working Triangle soil means we know exactly how tight clay moves water — sideways and against your foundation. We plan slope, pipe, gravel, and fabric for these conditions, not textbook loam.

03

One accountable local team

No rotating crews and no subs you’ve never met. Adam stands behind every job, and the 100% satisfaction guarantee and 12-month workmanship warranty are in writing.

Holly Springs French drains FAQ

How much do French drains cost in Holly Springs?

It depends on trench length, depth, the discharge run, and whether we’re adding downspout lines or catch basins. We give a firm, upfront price after a free on-site estimate — no invented numbers over the phone. Call or text 919-341-9644 to set one up.

How long does the work take?

Most residential installs take 1–2 days. Larger systems that combine drainage with regrading or multiple catch basins can take a little longer, and we tell you the schedule before we start.

Will a French drain fix my wet crawlspace?

Usually, yes — if the water is coming from saturated soil pushing against the foundation, an exterior drain relieves that hydrostatic pressure. We also verify grading falls 5% away from the house and that downspouts aren’t dumping at the slab, because those often share the blame.

My yard is new sod over clay and it’s always soggy. Is that normal here?

It’s common in Holly Springs’s newer communities, but it’s not something you have to live with. Fresh sod over compacted clay traps water at the surface, and builder grading often settles toward the house. Drainage plus corrected slope lets the lawn finally dry out and root in.

Could my sprinkler system be causing the standing water?

It happens more than people think — a cracked lateral or weeping valve keeps one zone of the yard wet year-round. Since we service Hunter, Rain Bird, Toro, Irritrol, and Rachio systems, we test for irrigation leaks before recommending any digging. If it’s a leak, you get a repair instead of a trench. Plenty of those leaks trace back to a missed blow-out the previous autumn; closing the system down before the first freeze shuts that door for good.

Does Holly Springs’s irrigation-only meter matter for drainage work?

Indirectly, yes. If a leaking sprinkler line is what’s keeping your yard wet, that leak is running through your irrigation meter — and Holly Springs’s separate meter means the waste shows up clearly on that bill, without sewer charges muddying the picture. We check the irrigation system first on every drainage call, fix any leaks, and only then design the French drain your yard actually needs.
