Trusted commercial irrigation in Morrisville, NC

In Morrisville, commercial irrigation means caring for systems at a scale most homeowners never see: office properties along the RTP corridor, HOA common areas, and multi-property communities running dozens of zones off shared mainlines. Cary Sprinklers is the local team that evaluates, maintains, and repairs these systems, then hands managers and boards clear documentation of what was found and fixed. Same accountable crew every visit, genuine Hunter, Rain Bird, Toro, Irritrol, and Rachio parts, and a 12-month workmanship warranty behind it all.

Morrisville is different from its neighbors in one important way: the Town’s water is provided by the Town of Cary, so Cary’s watering schedule and backflow rules govern every commercial irrigation system here. Commercial backflow assemblies test annually under that program, and we handle the testing, repairs, and filing so nothing lapses. Parts of town also run on Cary’s reclaimed water, which is exempt from the alternate-day schedule but clogs nozzles noticeably faster. Add the flat, low-lying RTP-corridor soil that hides underground leaks in standing-wet turf, and the newer builder-grade systems installed across town in the last decade, and you get a specific set of problems we deal with every week. None of it is complicated once you know the town — and we do.

We serve homeowners throughout Morrisville — including Breckenridge, Kitts Creek, Preston Village, and Savannah — and the surrounding Wake County area, and we’ve handled commercial irrigation across the town for over a decade.

The pattern we see most in Morrisville: an HOA in a newer community like Kitts Creek or Savannah inherits a builder-installed system with no as-built drawings, coverage gaps at the entrance beds, and a manifold buried behind a decade of shrub growth. The board only finds out at the first big failure. Mapping the system before it breaks is the cheapest work we do.

Common commercial irrigation problems we fix in Morrisville

Big or small, we fix it right the first time with genuine Hunter, Rain Bird & Toro parts.

Mainline leaks under constant pressure

Large-diameter commercial mainlines sit pressurized around the clock, so a small failure wastes water every hour of every day. We locate and repair mainline breaks with minimal trenching across turf and hardscape.

Valve manifold failures

Multiple manifolds serving dozens of zones take cumulative stress that residential systems never see. We rebuild or replace failing manifolds and stage the work so the rest of the property keeps watering.

Pressure imbalance between distant zones

On a large site, zones near the point of connection can run hot while far zones barely mist. We measure actual pressure zone by zone and balance the hydraulics so coverage is even everywhere.

Hidden underground leaks

System scale hides leaks: a loss that would flood a home lawn just disappears into acres of flat Morrisville turf and the water bill. We isolate sections, meter-test them, and find what the landscape is hiding.

Wiring and controller faults

Long wire runs, multiple controllers, and years of splices mean electrical gremlins are a fact of life at commercial scale. We trace faults with proper diagnostic gear instead of guessing and replacing parts.

Damage from landscape and construction crews

Mowers shear heads, aerators spear laterals, and construction traffic crushes shallow lines — common on Morrisville’s still-building corridors. We repair the damage and flag routing so it stops recurring.

Who needs commercial irrigation in Morrisville?

Commercial-scale systems in Morrisville belong to more than office parks — anyone responsible for shared landscape and a shared water bill is a candidate.

HOA boards

Communities like Kitts Creek and Breckenridge have entrances, medians, and amenity areas on shared systems the board answers for. We give boards straight findings, clear pricing, and paperwork they can file.

Property managers

Managers juggling multiple Morrisville properties need one accountable vendor, predictable scheduling, and reports they can forward without editing. That is exactly how we structure the relationship.

Office and flex properties

RTP-corridor offices and flex buildings need healthy frontage without sprinklers soaking sidewalks at 8 a.m. We schedule around business hours and keep curb appeal consistent.

Apartment and mixed-use communities

High-traffic turf, constant mower damage, and long wire runs between buildings make these systems maintenance-hungry. A preventative program catches failures before residents notice brown grass.

Signs you need commercial irrigation in Morrisville

If you notice any of these, it’s time for a look:

  • Water bills climbing with no visible leak
  • Brown patches spreading across common areas
  • Zones that won’t fire — or won’t shut off
  • Soggy strips along entrances and parking islands
  • An overdue backflow test notice from Cary
  • Heads sheared off by mowers or construction traffic

What Cary’s water rules mean for commercial irrigation in Morrisville

Morrisville isn’t like the rest of the Triangle, and we work to what makes it different.

What Morrisville homeowners should know

  • On the Town of Cary’s water: Morrisville’s water comes from the Town of Cary, so Cary’s watering schedule and backflow requirements apply to every commercial property in town. We program controllers and schedule testing to match.
  • Annual commercial backflow testing: Commercial and HOA backflow assemblies are on an annual test cycle, stricter than the residential rotation. We test, repair, and file the paperwork with Cary so your property stays off the violation list.
  • Reclaimed water zones: Some Morrisville areas run on Cary’s reclaimed water, which is exempt from alternate-day restrictions but fouls nozzles and screens faster. Those systems need more frequent flushing and nozzle checks, and we build that into the maintenance plan.
  • Newer builder-grade systems: Morrisville’s newer subdivisions and commercial builds often came with builder-grade layouts: undersized zones, coverage gaps, and manifolds buried wherever was convenient. We map them, correct them, and document the as-built for your records.

I’m so glad I found Cary Sprinklers! Adam, the owner, is incredibly friendly, honest, and straightforward. He found several problems with our sprinkler system and was able to fix them for a very reasonable price. We had other companies come out who tried to upsell us on repairs costing thousands of dollars, so the difference was unbelievable. I have some experience in this field myself, so I know how to evaluate vendors and recognize when someone is being honest and when they’re simply trying to sell you more work. Adam was clearly focused on actually solving the problems rather than taking advantage of us. He saved us a tremendous amount of money, and we really appreciate it. Thank you so much, Adam, for your honesty, professionalism, and excellent work. Highly recommended!

This is the second time we have used Cary Sprinklers, and both times involved dirty digging and repairing complex leaks. The first was an underground valve leak and they put the dirt and our sod back as if it was their own home. The site around our second job by our backflow was also filled in nicely. Adam the owner, Matt the estimator, and Colby the irrigation magician were all great to work with. We think our irrigation in our box came apart when TOC main busted and the extreme pressure of 200+ psi was too much. Matt did a thorough job looking at our issue, answering all my questions about the possible TOC main break playing a part, and giving quote for the time he felt it would take. Keep in mind, this is the type of small business where you need to be flexible on the time of arrival since prior jobs may put them behind. With this said, the crew will spend all the time needed to repair the issue you have at your home and not rush to make things just good enough. They want to make sure the repair is done to your satisfaction. I texted Adam several times and he had a prompt response time. He was also prompt via email with a post work invoice question. We recommend supporting Cary Sprinklers for the reasons above and because this is a small business growing roots in our community.

Adam and Gerald showed up right on time and kept me updated with texts the night before and the day of with their ETA. I needed a new zone added for part of the yard that wasn’t getting enough water anymore, and they did a great job. Fair pricing, excellent communication, and very professional — I’m really happy with the result.

5 stars — Highly recommend Cary Sprinklers! We hired Cary Sprinklers to expand our existing irrigation system by extending one zone and adding a completely new zone. From the beginning, they were professional, knowledgeable, and very easy to work with. What really impressed us was the equipment and efficiency. They used a Toro Dingo to trench the new lines, which allowed them to get the work done quickly and professionally while keeping the disruption to our yard to a minimum. The crew clearly knew what they were doing, and the installation was done right. Adam took the time to explain what we needed and why, and the communication throughout the project was excellent. The new zones give us much better coverage of the property, and everything is working exactly as it should. We couldn’t be happier with the finished system. The whole process was smooth, and the work exceeded our expectations. We would definitely use Cary Sprinklers again.

Cary Sprinklers is amazing. Adam is professional, capable, and wonderful to do business with. We called him because we had trouble with our timer app and controller. It wasn’t a brand that he usually works with, but he figured it out and fixed it anyway. Additionally, his team did an amazing job removing this massive root to get a broken sprinkler out of the ground and replace it and even under budget! I’ve done business with a few sprinkler companies in my lifetime, and these guys are the best!! They are honest, reliable, and very detail oriented. You will not be sorry if you call Cary Sprinklers.

How our commercial irrigation works

No mystery, no runaround — here’s the order we work in.

Full-system evaluation

We walk the entire property and run hydraulic and electrical assessments: static and working pressures, valve response, wire integrity, head-by-head coverage, and backflow status.

Written findings and plan

You get a plain-English report with photos, priorities, and pricing — the kind of documentation a property manager can forward to a board without translating.

Repairs and balancing

We fix mainlines, manifolds, wiring, and heads at commercial scale, then balance pressure across zones so distant sections finally water like the near ones.

Preventative maintenance schedule

We set a recurring program: seasonal adjustments, annual backflow testing and filing, nozzle and filter service on reclaimed zones, and scheduled visits timed to minimize disruption.

What sets a professional commercial irrigation team apart in Morrisville

A professional commercial irrigation team shows up with a plan, not just a truck full of parts. In Morrisville that means knowing Cary’s watering schedule and annual commercial backflow requirements cold, carrying genuine Hunter, Rain Bird, Toro, Irritrol, and Rachio components instead of whatever fits, and putting every finding in writing for the manager or board. It also means the same accountable local crew on every visit — no rotating strangers learning your property from scratch each time. Adam stays close to every job and stands behind the work with a 12-month workmanship warranty and a 100% satisfaction guarantee. That combination is rarer at commercial scale than it should be.

How long does commercial irrigation take in Morrisville?

Timing for commercial irrigation work in Morrisville depends on scope. A full-system evaluation on a typical HOA or office property usually takes a day or less; targeted repairs like a manifold rebuild or mainline break are often done in one to two visits. Larger corrections — rebalancing pressure across a big site or reworking builder-grade coverage gaps — get phased so the property never goes fully dry. Spring startup and fall winterization book up fast, so managers who schedule early get the good slots. Annual backflow testing is due on Cary’s cycle regardless, and we track the deadline so you never scramble.

How much does commercial irrigation cost in Morrisville?

Commercial irrigation pricing in Morrisville is upfront: we quote the work before we start, and the number depends on scope — acreage, zone count, the condition of mainlines and manifolds, and whether the property is on potable or reclaimed water. A single valve repair is a very different job from a system-wide evaluation with pressure balancing, so we price the actual work, not a guess. Estimates are free, and we put them in writing so boards can review and approve without a second meeting. There are no surprise add-ons once work begins. Call or text 919-341-9644 and we’ll take a look.

How to choose a commercial irrigation company in Morrisville

Searching commercial irrigation near me will surface plenty of names, so ask questions that separate the pros. Ask who actually shows up: a consistent crew that learns your property, or whoever is available that week? Ask how they document findings for a board — if the answer is a verbal rundown in the parking lot, keep looking. Ask whether they handle Cary’s annual commercial backflow testing and filing themselves, and whether they stock genuine manufacturer parts. A commercial irrigation company that answers all four without hesitating is the one you want on a Morrisville property.

Serving Morrisville neighborhoods

We work across Morrisville’s newer communities — Breckenridge, Kitts Creek, Preston Village, and Savannah — where HOA entrances, medians, and amenity areas run on shared commercial sprinkler systems that are now old enough to show their first real failures. The lots are flat and low-lying, RTP-corridor soil that holds water, so a hidden leak reads as a mushy strip rather than a geyser. Many of these systems went in with the builder and were never mapped, so boards inherit valves nobody can find. We locate, document, and maintain them so the next board meeting has answers instead of guesses. For the full picture of what we offer around town, see our Morrisville, NC services page.

What makes Morrisville distinctive is the water itself: the town buys its water from Cary, and some commercial and HOA properties run on Cary’s reclaimed lines. That means two rulebooks on one street — potable systems follow the alternate-day schedule while reclaimed zones are exempt but clog nozzles faster. Getting each property on the right rules, with the right filtration, is half the job here.

Commercial systems carry an annual backflow obligation — see our backflow testing in Morrisville page for how we handle the testing and filing. For the full commercial picture, start at the commercial irrigation hub.

Some jobs deserve their own deep dive — see our pages on HOA & multi-property services, commercial irrigation repair for the full detail on how we handle each across Morrisville.

Morrisville commercial irrigation FAQ

How much does commercial irrigation service cost in Morrisville?

It depends on scope — zone count, mainline condition, and whether you need a repair, an evaluation, or an ongoing maintenance program. We give free written estimates with upfront pricing so boards and managers can approve with confidence. Call or text 919-341-9644 to get a number for your property.

Does Cary’s alternate-day watering schedule apply to our commercial property?

Yes — Morrisville’s water is provided by the Town of Cary, so Cary’s schedule and backflow rules apply. Properties on Cary’s reclaimed water are exempt from the alternate-day restriction, though reclaimed water clogs nozzles faster and needs more frequent service. We program every controller to match your property’s actual water source.

How often does our backflow assembly need testing?

Commercial assemblies on Cary’s system test annually, and the town enforces it. We test, make any needed repairs, and file the results so your property never lands on a violation notice.

Can you work around our tenants and residents?

Yes. We schedule evaluations and repairs to minimize disruption — early windows for office frontage, staged work on HOA common areas so the property never goes fully dry, and clear notice before anything loud or muddy happens.

Our system was installed by the builder. Is that a problem?

It is the most common situation in Morrisville — the newer subdivisions and commercial builds often have builder-grade layouts with coverage gaps and undersized zones. We map what you actually have, correct the weak spots, and document the system so future decisions get easier.

Our Morrisville property is on reclaimed water — does commercial irrigation service look different for us?

Somewhat, yes. Reclaimed zones are exempt from Cary’s alternate-day watering schedule, but reclaimed water fouls nozzles and screens faster, so your maintenance program needs more frequent flushing and nozzle checks. We build that into the schedule and keep your backflow testing and filings current on Cary’s annual commercial cycle.
