Trusted commercial irrigation in Cary, NC

Commercial irrigation is the care of large, multi-zone systems — office parks, HOA common areas, retail frontage, apartment communities — where one hidden leak or one failed manifold can cost thousands before anyone notices. Cary Sprinklers is the local team property managers and HOA boards across Cary call for system-wide evaluations, scheduled maintenance, and repairs at commercial scale. We document everything, so your board sees exactly what was found and what was fixed.

Cary is not a simple town to run a big irrigation system in. Communities near the North and South Cary Water Reclamation Facilities sit on the Town’s reclaimed purple-pipe network, which is exempt from watering restrictions but carries grit and minerals that clog commercial nozzles and filters faster than potable water ever will. Properties on potable water have to hold to Cary’s year-round alternate-day schedule, which takes real controller programming across dozens of zones. Every commercial system here needs backflow testing, and the Town permits in-ground systems to its own design standards, so repairs have to keep the property compliant. Underneath all of it is tight Wake County clay, which hides mainline leaks in established landscapes until the water surfaces somewhere far from the break.

We serve homeowners throughout Cary — including Preston, Amberly, MacGregor Downs, Lochmere, Cary Park, and Regency — and the surrounding Wake County area, and we’ve handled commercial irrigation across the town for over a decade.

The pattern we see most on Cary commercial properties: an established system in a neighborhood like Preston or Lochmere that hasn’t had a full evaluation since install, running on original heads with a mainline leak the clay has been hiding for months. The board notices the water bill before anyone notices the water. One system-wide assessment usually finds three or four problems that were each blamed on something else.

Common commercial irrigation problems we fix in Cary

Big or small, we fix it right the first time with genuine Hunter, Rain Bird & Toro parts.

Mainline leaks under pressure

Large-diameter mainlines sit under constant pressure around the clock, and Cary’s clay hides a break until the meter or a soggy median gives it away. We isolate, locate, and repair without trenching half the property.

Valve manifold failures

Commercial manifolds take cumulative stress from hundreds of cycles a season, and one stuck valve can drown a bed or starve a zone. We rebuild or replace manifolds and verify every valve electrically and hydraulically.

Pressure imbalance between zones

On a big property, zones near the point of connection blast while distant zones barely mist. We measure and balance pressure so coverage is even from the entrance sign to the back parcel.

Controller and wiring faults

Long wire runs, multiple controllers, and years of landscape work leave commercial systems with shorts, lost commons, and ghost zones. We trace faults with proper equipment instead of guessing.

Reclaimed-water clogging

Purple-pipe communities near Cary’s water reclamation facilities see grit and mineral buildup foul nozzles and filters faster than potable systems. We clean, filter, and spec heads that tolerate it.

Construction and crew damage

Landscaping crews, utility work, and construction traffic crush laterals and shear off heads on commercial sites constantly. We repair the damage and document it so the responsible party gets the bill.

Who needs commercial irrigation in Cary?

Commercial irrigation in Cary covers more ground than most people think — from HOA boards in Amberly to office parks off Cary Parkway, the systems are big but the need is the same: even coverage, controlled costs, and clean records.

HOA boards and communities

Common areas, entrances, and amenity centers across neighborhoods like Amberly and Cary Park run on large shared systems. We give boards the documentation and scheduled maintenance they need to defend every line item.

Property management companies

Managers juggling multiple Cary properties need one team, one report format, and one number to call. We standardize maintenance across your portfolio and flag problems before tenants do.

Office parks and retail centers

Curb appeal is the first thing a tenant’s customer sees, and a brown entrance or a geyser in the parking lot undoes it fast. We keep frontage green and repairs quiet.

Apartment and townhome communities

Multi-building sites have long mainlines, multiple controllers, and constant landscaper traffic. We handle the scale, the crew damage, and the annual backflow testing in one relationship.

Signs you need commercial irrigation in Cary

If you notice any of these, it’s time for a look:

  • Water bills climbing with no schedule change
  • Brown or soggy patches in common areas
  • Zones that won’t run or won’t shut off
  • Overdue commercial backflow test notices
  • Heads misting weakly at the far end of the property
  • No documentation of the system for the board

Commercial irrigation in Cary: reclaimed water, tight clay, and Town rules

Cary isn’t like the rest of the Triangle, and we work to what makes it different.

What Cary homeowners should know

  • Potable and reclaimed lines: Some Cary communities run common-area irrigation on the Town’s reclaimed water system while buildings stay on potable. We service both and keep the lines properly separated, which matters on inspection day.
  • Alternate-day watering: Potable commercial systems follow Cary’s year-round odd/even schedule; reclaimed users are exempt. After any repair we reprogram controllers so every zone lands on the right days.
  • Backflow testing: Cary requires a backflow preventer on every system, and commercial assemblies carry annual testing obligations — stricter than the residential cycle under NC Senate Bill 166. We track the dates so your manager doesn’t have to.
  • Permitted to Town spec: In-ground systems in Cary are permitted to the Town’s design standards. Our repairs and upgrades keep large systems compliant instead of quietly drifting out of spec.

I’m so glad I found Cary Sprinklers! Adam, the owner, is incredibly friendly, honest, and straightforward. He found several problems with our sprinkler system and was able to fix them for a very reasonable price. We had other companies come out who tried to upsell us on repairs costing thousands of dollars, so the difference was unbelievable. I have some experience in this field myself, so I know how to evaluate vendors and recognize when someone is being honest and when they’re simply trying to sell you more work. Adam was clearly focused on actually solving the problems rather than taking advantage of us. He saved us a tremendous amount of money, and we really appreciate it. Thank you so much, Adam, for your honesty, professionalism, and excellent work. Highly recommended!

This is the second time we have used Cary Sprinklers, and both times involved dirty digging and repairing complex leaks. The first was an underground valve leak and they put the dirt and our sod back as if it was their own home. The site around our second job by our backflow was also filled in nicely. Adam the owner, Matt the estimator, and Colby the irrigation magician were all great to work with. We think our irrigation in our box came apart when TOC main busted and the extreme pressure of 200+ psi was too much. Matt did a thorough job looking at our issue, answering all my questions about the possible TOC main break playing a part, and giving quote for the time he felt it would take. Keep in mind, this is the type of small business where you need to be flexible on the time of arrival since prior jobs may put them behind. With this said, the crew will spend all the time needed to repair the issue you have at your home and not rush to make things just good enough. They want to make sure the repair is done to your satisfaction. I texted Adam several times and he had a prompt response time. He was also prompt via email with a post work invoice question. We recommend supporting Cary Sprinklers for the reasons above and because this is a small business growing roots in our community.

Adam and Gerald showed up right on time and kept me updated with texts the night before and the day of with their ETA. I needed a new zone added for part of the yard that wasn’t getting enough water anymore, and they did a great job. Fair pricing, excellent communication, and very professional — I’m really happy with the result.

5 stars — Highly recommend Cary Sprinklers! We hired Cary Sprinklers to expand our existing irrigation system by extending one zone and adding a completely new zone. From the beginning, they were professional, knowledgeable, and very easy to work with. What really impressed us was the equipment and efficiency. They used a Toro Dingo to trench the new lines, which allowed them to get the work done quickly and professionally while keeping the disruption to our yard to a minimum. The crew clearly knew what they were doing, and the installation was done right. Adam took the time to explain what we needed and why, and the communication throughout the project was excellent. The new zones give us much better coverage of the property, and everything is working exactly as it should. We couldn’t be happier with the finished system. The whole process was smooth, and the work exceeded our expectations. We would definitely use Cary Sprinklers again.

Cary Sprinklers is amazing. Adam is professional, capable, and wonderful to do business with. We called him because we had trouble with our timer app and controller. It wasn’t a brand that he usually works with, but he figured it out and fixed it anyway. Additionally, his team did an amazing job removing this massive root to get a broken sprinkler out of the ground and replace it and even under budget! I’ve done business with a few sprinkler companies in my lifetime, and these guys are the best!! They are honest, reliable, and very detail oriented. You will not be sorry if you call Cary Sprinklers.

Adam came out and made adjustments to several unfamiliar sprinkler heads that had been causing some lawn coverage issues. He worked quickly & efficiently to correct the issues to my satisfaction. A very good experience!

How our commercial irrigation works

No mystery, no runaround — here’s the order we work in.

System-wide evaluation

We walk the whole property and run a hydraulic and electrical assessment — every zone, valve, controller, and backflow assembly — and map what we find.

Written report and plan

Managers and boards get clear documentation: what’s failing, what’s wasting water, what it costs to fix, and what can wait. No jargon, no padding.

Repairs and upgrades

We repair mainlines and manifolds, balance pressure, and upgrade heads and nozzles for efficiency, scheduled to minimize disruption to tenants and residents.

Ongoing maintenance

A preventative maintenance program keeps the system tuned, keeps backflow testing on schedule, and gives you one accountable team to call when something breaks.

What sets a professional commercial irrigation team apart in Cary

Anyone can swap a sprinkler head; commercial irrigation is a different trade. A professional team in Cary shows up with the equipment to test large mainlines under pressure, trace long wire runs, and balance flow across distant zones — and the discipline to write it all down for the people who approve the budget. They know the Town’s rules cold: which communities run reclaimed water, who follows the alternate-day schedule, and when backflow tests are due. They use genuine Hunter, Rain Bird, Toro, Irritrol, and Rachio parts so repairs hold at commercial scale. And they answer the phone when a mainline lets go on a Friday, because on a 40-zone property that’s not a Monday problem.

How long does commercial irrigation take in Cary?

A commercial irrigation evaluation in Cary usually takes a few hours to a full day depending on the number of zones, and we deliver the written report shortly after. Most repairs are completed in one to two visits once the plan is approved; mainline and manifold work on larger properties may take longer, and we schedule it to keep disruption to residents and tenants low. Early spring is the smart time to book a full assessment, before the system carries its summer load through Cary’s alternate-day schedule. Backflow testing should be locked into the calendar annually for commercial assemblies. If you have an active leak, don’t wait for a season — call now, because a pressurized mainline leaks around the clock.

How much does commercial irrigation cost in Cary?

Commercial irrigation pricing depends entirely on scope — a 12-zone office park is a different job than a 200-home HOA with reclaimed water and multiple controllers. That’s why we start with a free estimate: we look at the property, then give you upfront pricing your board or owner can approve with confidence. No invented numbers over the phone and no surprises on the invoice, and maintenance programs are quoted as a clear recurring cost that’s easy to budget. Every repair is backed by our 12-month workmanship warranty and 100% satisfaction guarantee. Call or text 919-341-9644 and we’ll get a walkthrough on the calendar.

How to choose a commercial irrigation company in Cary

Choosing a commercial irrigation company in Cary comes down to a few direct questions. Ask whether they’re fully insured for commercial work, and whether they’ve serviced reclaimed-water systems — if they don’t know what purple pipe is, keep looking. Ask what their documentation looks like, because your board will want a paper trail, not a verbal summary. Ask who actually shows up: rotating subcontractor crews, or the same accountable local team every visit. And ask how they handle emergencies, because response time matters more on a commercial mainline than almost anything else.

Serving Cary neighborhoods

We work commercial and HOA systems all over Cary. Preston and MacGregor Downs have mature, established common areas where decades-old mainlines run under tree roots and tight clay, and leaks travel a long way before they surface. Amberly and Cary Park bring newer, larger community systems with long wire runs, multiple controllers, and heavy landscaper traffic. Lochmere and Regency sit in between — established amenity areas where pressure balancing and head efficiency upgrades usually pay for themselves in the first season’s water bills. For the full picture of what we offer around town, see our Cary, NC services page.

What makes Cary different for commercial irrigation is the reclaimed water system. Communities near the North and South Cary Water Reclamation Facilities irrigate on purple pipe — exempt from the watering schedule, but the grit and mineral load fouls nozzles and filters faster, so maintenance intervals that work elsewhere in the Triangle fall short here. If your commercial sprinkler contractor doesn’t adjust for it, you find out through clogged heads and dry turf. If you’re searching for commercial irrigation near me from a Cary property, ask whether the contractor actually knows purple pipe.

Commercial systems carry an annual backflow obligation — see our backflow testing in Cary page for how we handle the testing and filing. For the full commercial picture, start at the commercial irrigation hub.

Some jobs deserve their own deep dive — see our pages on HOA & multi-property services, commercial irrigation repair for the full detail on how we handle each across Cary.

Cary commercial irrigation FAQ

How much does commercial irrigation service cost in Cary?

It depends on the size and condition of the system — zone count, mainline length, controller setup, and whether you want one-time repairs or a maintenance program. We give a free on-site estimate with upfront pricing before any work starts. Call or text 919-341-9644 to schedule a walkthrough.

Do commercial properties in Cary have to follow the alternate-day watering schedule?

If the system runs on potable water, yes — Cary’s odd/even schedule applies year-round, and we program your controllers to match. Communities on the Town’s reclaimed water system are exempt from the schedule, though reclaimed water brings its own maintenance demands.

How often does a commercial backflow assembly need testing?

Commercial assemblies in Cary carry annual testing obligations, which is stricter than the three-year residential cycle under NC Senate Bill 166. We track test dates for the properties we maintain and handle the scheduling so nothing lapses.

Can you take over a system another company installed?

Yes — most of our commercial work starts on systems we didn’t install. We begin with a full hydraulic and electrical evaluation, map the zones and valves, and give you documentation the previous contractor probably never provided.

What happens when a landscaping crew damages our commercial sprinkler lines?

It’s one of the most common calls we get from Cary property managers. We repair the crushed lateral or sheared head, then document the damage with photos and a written report so you can bill the responsible contractor.

Our HOA irrigates common areas with Cary’s reclaimed water — does that change how the system is maintained?

Yes, in two ways. Reclaimed water is exempt from Cary’s alternate-day schedule, so we can program run times purely for turf health, but it carries more grit and minerals, so nozzles and filters need cleaning on a tighter cycle than potable systems. We also keep reclaimed and potable lines properly separated, which the Town checks — our HOA irrigation maintenance programs are built around both realities.
